The proposed residential development on Carmelite place consists of ground floor apartments and upper floor duplexes arranged in a linear building along Western Road, with a short return block on Mardyke Walk, comprising 14 dwellings arranged in a 3 storey building over a raised podium. The building alignment and geometry takes its cues from the historic Carmelite Terrace, now demolished: a simple trapezoidal shape located along the Western Road edge.

The massing is articulated with balconies, set-backs and lower roof areas to express the individual dwellings and provide a “domestic” feeling to the development. The only entrance to the development is from Mardyke Walk. A pedestrian gate provides access to a shared amenity area that also contains bicycle parking, waste storage and recycling area, and plantroom. The vertical distribution is through four separate staircores, accessed from this shared amenity area.
